Fees & Charges
What we charge you depends on what type of property you’re letting and which service you decide upon.
With complete transparency, we will guide you through our terms of business, confirmation of instruction, the service we can provide you with and what the fees will be for whichever service you decide best suits your requirements.
As our services are completely flexible and can be tailored to what you want, it’s impossible for us to cover every option within our fee structure. Should you require a bespoke package, that’s not a problem, we can tailor our service to suit your needs and budget, however the brief information below should give you enough information of what we cover as ‘the basics’ and the fees involved:
Tenant Find & Set-up Service
Our Tenant Find and Set-up Service is geared toward Landlords who have the time and know how, to deal with the day to day management, maintenance, rent collection in liaison with the Tenant directly.
If you choose to use this service, we will:
- Discuss the local market conditions
- Advise on preparing your property for rent
- Advise on HMRC requirements if you live overseas and are a ‘Non-Resident Landlord’
- Ensure that you are fully compliant with all Legislative requirements and Health and Safety regulations.
- Prepare marketing materials and market the property on relevant portals
- Receive enquiries from prospective applicants
- Arrange and accompany viewings
- Liaise with you as to the most suitable applicant for your property in line with the Terms and Conditions of Business agreed by the Landlord
- Collect and hold the relevant ‘holding deposit’
- Carry out the required referencing, financial checks and confirmation of identification and Right to Rent Checks alongside our referencing partner and report to you accordingly
- Prepare the tenancy agreement and associated documentation
- Prepare and provide a detailed inventory of the property and contents*
- Arrange for the delivery and signing of the Written Statement of Terms, The Assured Periodic Tenancy Agreement and associated documentation
- Collect the first months’ rent and security deposit
- Ensure that Identification checks are up to date
- Arrange for the check-in and handover of keys
- Lodge, or ensure that the security deposit is correctly lodged with a Government Approved Scheme correctly and within the required timescales
- Provision of Statutory Documentation
- Notify utilities where possible
- **Ensure that all parties are in possession of the relevant information, in order for you to receive future rent and the tenant to report repairs.
Fees start from £350.00 for a one-bedroom property, rising, according to property type and size, to a Maximum fee of £1000.00 for up to 6 bedrooms. fees will be deducted from the rent paid in advance.
*This may incur a third party charge

Should the situation change in the future and VAT becomes applicable, Meliora Property Management will advise you in writing, giving not less than 30 days notice of any such change.
Full Management Service
Our comprehensive, Tenant Find and Fully Managed Service includes all of the above up to **
In addition, we will…
- Deal with the day to day management of the tenancy and the property, including repairs up to an agreed amount, thereafter in accordance with your instructions
- Liaise with contractors to ensure that any repairs are dealt with professionally and in a timely manner
- Provide an emergency out of hours service
- Manage the payment of contractor accounts
- Provide you with monthly statements and invoices for any maintenance works / certification required.
- Payment of rental income directly into your UK nominated account
- Organise and ensure that the gas safety record, electrical safety checks, smoke and carbon monoxide detectors, chimney sweep, EPC and any other Legal requirements are carried out within the relevant timescales, reviewed and renewed accordingly.
- Carry out regular property visits – at least 3 times a year
- Manage the end of tenancy process and deposit return
- Liase with you throughout the life of the tenancy as to including but not limited to; the property condition tenancy renewals, rent increase, any changes in Legislation or Health and Safety requirements.

Fees
There may be an initial ‘set-up’ fee (as above) if the property has not been listed with Meliora before, plus 8% of the monthly rent for the whole time the Tenant remains in the property. Discounts will be applied for Landlords with multiple properties. Our minimum monthly charge is £60.00 per month. Fees will be deducted from the rent paid in advance.

Interest on any unpaid fees or other money due at 3% above Bank of England base rate per annum, calculated daily.
