Tenant Find Only Service…
No matter where your property is, we can market it for you.
Generally, we will manage viewings, negotiate rent, check credentials and references, prepare Tenancy Agreements, arrange inventory preparation, take and lodge the deposit, assist with direct rent payment setup and manage the handover of keys.
If you need further assistance, or wish to do some parts of this yourself (such as managing viewings, perhaps, if your property is close to your home) then we’ll adapt our service to your wishes.
Rent Collection Service…
Today, when rental payments are collected almost exclusively by direct debit, collection itself is rather less of a chore than once it was. That said, many landlords still prefer to have collection and accurate bookkeeping looked after for them, with statements supplied and payments made to their accounts each month. If there are issues of any kind in collecting rent, these are also then our responsibility to address.
This service is particularly popular with landlords wishing to avoid any financial administration or possible issue management, but who are happy to look after repair and maintenance of the property themselves.
Once again, we’re more than happy to configure our service to meet your personal wishes. So if, for example, you’d like us to collect rent for you, but would also like us to manage safety certifications, we can arrange to do that.
Tenant Find and Full Management…
This is our complete ‘one-stop-shop’ service. We’ll market your property, find and reference your applicants, draw up the Tenancy Agreement and associated documents, get everything organised and in place and hand over the keys.
We’ll then collect and remit rent for you each month throughout the tenancy, maintaining all appropriate records and sending you statements along with your payments.
We will also manage maintenance and repair of the property, responding to requests notified to us by the tenant, as well as carrying out periodic inspections to check for dilapidation or damage. We can then deal with these without your involvement, up to an agreed value, or can refer all issues to you for approval before arranging for them to be dealt with.
If you’d like minimal involvement with your let, other than to know it’s in safe hands and to have your payments credit your account each month, this is the service for you. As always, we’re always happy to adapt what we do or don’t do, to suit your specific needs.
