Our duties are to both you, as the Tenant and to our Client – your Landlord. 

Our duty of care to you is one we take very seriously. We’ll ensure that you are treated with respect and fairness at all times, thus ensuring that we are approachable with any queries or concerns that may arise at any point during your tenancy. 

When you rent with Meliora, you can be assured that: 

• We prepare your tenancy agreement, making sure this complies in full with legal requirements.
• We protect your deposit in a government licensed scheme and manage the return to you when you leave.
• We make sure that the property you’re renting is well-maintained and that repairs are carried out promptly. We provide a convenient form on our website for you to report maintenance issues, though are always available by email or phone. Our team will attend to them within the shortest time frame possible.
• We receive your rental payments and make sure these are paid to your Landlord on time. We will also ensure that any rent increase your landlord might wish to impose is in line with the law.
• We make sure the property meets health and safety regulations, including establishing that fire, gas and electrical safety certifications are always current.
• We ensure that the property and all dealings relating to it comply with all relevant housing laws and regulations, such as the Housing Act, the Landlord and Tenant Act, and the Tenant Fees Act.
